The Buying Process
Once you land on a contract you’d like to purchase, we will present your offer and negotiate thru it. Once it’s set up, documents get emailed to both buyer and seller to execute. At that time, we will send to escrow to open officially and you will put down a 10% deposit of the purchase price as “good faith” while they submit thru the process of Right of First refusal with DVC. Once ROFR, as we call it, has passed, then closing documents get sent to both buyer / seller and the balance of the purchase is wired in via the buyer or lender, if financing.
An offer consists of:
- Offer on purchase price of contract
- Negotiation of who is paying closing costs (traditionally buyer pays closing costs due to sellers paying sales commission)
- Negotiation of who is paying current year’s dues (if points from current year, buyer typically pays. If no points, then we can negotiate it out possibly)
The whole process takes approx. 60-90 days for a contract to close from start to finish. This is typically because after we receive the signed agreement by both buyer / seller, it goes to Disney Vacation Club for Right of First Refusal or ROFR. DVC has up to 30 days to review the contract and decide whether to buy back or not. Once approved, DVC sends an estoppel to the title company waiving their rights and escrow draws up closing documents. After the final documents have been executed and returned (along with the payment from the Buyer or lender), the contract closes and DVC is notified. Once it’s closed, DVC will set your member account and either mail or email you your new Member ID number and log in info. Once that’s done, you’re ready to start making the magic!
Please note: Disney Vacation Club points purchased through resale can be used for accommodations at the 14 DVC resorts, as well as for Interval International exchanges. DVC Points purchased through resale, on or after March 21, 2011, cannot be used to make reservations on Disney Cruise line or the Disney Collection (Regular Disney Hotels). Most members prefer to not use their points on these collections anyways, as the points are outrageous and present very little value, so there are other routes we can advise on how to enjoy these amenities from Disney using your points.
In addition, as of April 4, 2016, you will not have access to other Disney Vacation Club incidental benefits (also known as Membership Extras) such as Member discounts on dining, shopping, Member-exclusive events, and certain special Member offers. These can easily be offset, however, if you have a Disney Chase Visa and will get you the same or similar discounts on dining and shopping.
